最近我的買家收到一份英文報告,緊張地問我:「這要付錢嗎?」我笑著跟他說:「別擔心,這不是帳單,是這棟房子的『身分證與健保卡』!」收到這份 Preliminary Title Report,代表我們離順利交屋 (Close of Escrow) 真的不遠了!

很多台灣或華人朋友在美國買房,最怕看到這種長篇大論的法律文件。其實這份報告是產權公司在幫你做「家世背景調查」。我們主要盯這三個地方:

第一個地方:你是真的主人嗎?(Schedule A)

Confirms the buyer, seller, and sale price — and that the seller actually has the right to sell.

核對買賣雙方的名字與成交金額。確認賣家(建商或前屋主)真的有權賣房。

第二個地方:前世債務清乾淨了嗎?(Schedule B-I)

All loans and unpaid taxes must be cleared before you get a clean title.

賣家必須在過戶前清償所有貸款和欠稅。如果這是新成屋,建商必須把大筆的建築貸款清償,確保你拿到的是「乾淨」的產權。

第三個地方:社區有規矩嗎?(Schedule B-II)

HOA rules, exterior colors, parking restrictions — these protect the community's value long-term.

這裡會列出社區規範 (CC&Rs)。比如外牆顏色、停車規定,這對維持社區價值非常重要。
